Shelley also manages a farm with her husband, caring for all sorts of livestock. When you meet her, don’t be shy and ask what cute animals she may be caring for at the moment.

Understanding Your Property Settlement Process

Navigating the property market is never easy. There are so many decisions to be made, so much to keep track of and so much at stake.

We’ve answered some of our Frequently Asked Questions below to help get you started.

What is the property settlement process in WA?

We make sure you understand each step of the process so you know what’s happening and what’s coming up. Each settlement is different depending on the type of property transaction, but the overall the settlement process covers:

Contract of Sale

This is a legally binding contract outlining the terms and conditions of the transaction, including the purchase price, deposit, settlement date, and any special conditions.

Property searches

If you’re buying a property, you might arrange to inspect the property. As your settlement agent, we do other kinds of property searches, such as title searches and planning and zoning checks.

Exchange of documents

We facilitate the exchanging of title documents between the buyer and seller. This can be done using a variety of methods, including electronic platforms like PEXA.

Adjustments and settlement statements

We prepare your settlement statement, giving a breakdown of all the financial aspects, such as rates, taxes, and other applicable fees.

Settlement Day

We facilitate the transfer of funds from buyer to seller and ensure the transfer of ownership is registered with Landgate.

Understanding exactly what needs doing, how, and when, is why you need a conveyancer.

Streamlining the process and giving you peace of mind is what we do best.

How much does a settlement agent charge in Perth?

Settlement agent fees in Perth and across WA can vary significantly. When you compare quotes from different agencies, consider the level of service they’ll provide and decide if that’s what you need or not.

Your best interests are our priority which is why we don’t provide instant quotes. By making sure we fully understand your needs as well as the needs of the transaction, our fees are tailored to your specific situation to get the outcome you want.

How do you protect against real estate fraud or scams?

Real estate fraud and cyber-scams are a very real threat which we take very seriously. Our security processes include:

  • Identity checks and verifications that the buyer or seller are genuine people.
  • Comprehensive land title searches to confirm all legal claims to the property involved in the transaction.
  • Encrypted platforms such as PEXA and Docu-Sign to guarantee the security of your documents.

You can verify our Real Estate Settlement Agent Licence via the WA Government’s Online Licence Search website.

We are always happy to take your call if you need to check any details or allay any hesitations you may have. We welcome anyone to visit us in our offices, or if that’s not possible, we can arrange a video chat so you can meet the person behind the settlement.

CYBER BEWARE!! Settlement agents are targeted by internet scammers. DO NOT act on ANY email from our office asking you to transfer funds into an account. Internet Scammers will forge emails and copy our email signature so even if it looks authentic we will NEVER ask you to transfer funds with account details in the body of an email.
